No Loan Limits with Full Entitlement
Since 2020, veterans with full entitlement face no VA loan limit — you can finance above the $832,750 conforming limit with no down payment if you qualify on income and credit. Partial entitlement (an active prior VA loan) uses county limits.
The Funding Fee
Instead of mortgage insurance, VA loans carry a one-time funding fee: 2.15% for first use with less than 5% down, dropping to 1.25% with 10%+ down; subsequent use with minimal down is 3.3%. The fee can be financed into the loan, and veterans receiving VA disability compensation are exempt entirely. New for 2026: the funding fee is tax-deductible for those who itemize.
